The short answer

Chestatee homes pay Dawson County’s rates: for 2025, 5.463 mills county and 10.8 school, 16.263 in all, with no city or state levy. Tax is figured on 40 percent of value, so a $650,000 home with the standard $2,000 homestead exemption owes about $4,200 a year. Type any price to see the arithmetic.

How Georgia property tax works here

Homestead

The standard homestead exemption takes $2,000 off the assessed value. You must own and live in the home on January 1, and Dawson County wants the application by April 1, in person. Georgia’s floating homestead (HB 581) caps yearly increases in taxable value but resets on sale, so your first bill starts from your price, not the seller’s.

What the estimate leaves out

Association dues and any club fees are not taxes; ask HMS for the current assessment. For 2026 the county and schools tentatively adopted the same rates. Your bill comes from the Tax Commissioner, and you have 45 days to appeal a new valuation.
