Three things that come with a Chestatee home
- An association. The homeowners association is Chestatee Community Association, Inc., managed by HMS in Alpharetta (770-667-0595). The developer’s archived HOA page said homeowners are required to join. Ask for the dues, any special assessment and the covenants before you offer.
- A golf club next door, priced separately. The club lists Chestatee and Resident rate categories on its Rates page. Ask the club what a homeowner pays and what, if anything, comes with the house.
- Lake Lanier rules. Docks on Lake Lanier sit on Corps of Engineers water, and a dock permit does not transfer with the house. For a marina slip, get the paperwork: the developer described a private marina with boat slips.
The numbers worth running
- Tax: Chestatee is in Dawson County, which with schools levies 16.263 mills for 2025. The estimator works it out at your price.
- The drive: about 41 minutes to Alpharetta and 25 to Gainesville from the club, with no traffic.
- Value: the Census Bureau puts the median owner-estimated home value across Dawson County at $406,700 (2020-2024 estimates); that is county-wide and lags the market. Ask an agent for Chestatee’s own MLS figures.
