Lake Lanier at Chestatee: docks, slips and ramps

The short answer

Chestatee sits on Lake Lanier, a Corps of Engineers lake. Private docks are allowed only on Limited Development shoreline, and a dock permit does not transfer: a buyer must apply within 14 days. The developer described a private marina with slips; get the slip paperwork in writing. Dawson County runs four lake parks with public ramps nearby.

Chestatee Golf Club is on the shores of Lake Lanier, a U.S. Army Corps of Engineers lake. If you buy near the water, the Corps’ rules decide what you can build on it.

The line on the shore

The marina

The developer’s archived site described “our private marina with boat slips”. We have not seen the association or Corps document that says who owns it or how slips are assigned, so ask the seller and HMS for the slip’s deed, assignment or lease before you rely on one.
