A Chestatee purchase follows the usual Georgia contract, with a due-diligence period in which the buyer checks everything. Georgia is seen as a buyer-beware state, so that period matters as much as the price.
1. Decide what kind of Chestatee home
On the course, on the water, or simply in the community: each brings its own checks. Golfers can start with the tee chooser and the course guide to see whether the course suits them.
2. Call the association’s manager early
HMS (770-667-0595) manages Chestatee Community Association, Inc.. Ask for the dues, any special assessment, the covenants and how long a closing letter takes.
3. Ask the club what a homeowner pays
The club and the association are separate. The club lists Chestatee and Resident rate categories; ask the club what applies to you.
4. Know the closing taxes
Georgia’s transfer tax is $1 per $1,000 of the price, and the intangible recording tax on a mortgage is $1.50 per $500 of the loan, capped at $25,000.
5. Use the due-diligence period
Inspection, the qPublic parcel record, the flood map, and for a lake home the dock’s Corps permit status: private docks are allowed only on Limited Development shoreline. The checklist builder lists what applies.
6. After closing
- Dock: apply for your own permit within 14 days.
- Homestead: by April 1, in person.
- Car tags: within 30 days.
