What buyers will ask for
- The association: current dues, any special assessment and the covenants. HMS handles closing letters for the association.
- Golf: what, if anything, a new owner pays the club. Point buyers to the club’s Rates page and its Chestatee and Resident categories.
- Dock: your Corps permit. It does not transfer, so the buyer needs the paperwork to apply for their own.
- Marina slip: the deed, assignment or lease that covers it. The developer described a private marina with boat slips, and buyers will want it in writing.
- Permits: for additions, decks and pools, which the county permits.

Buyers estimate their own tax at the new price; the floating homestead cap resets on sale. Point them to the estimator.
