Chestatee Golf Club is on the shores of Lake Lanier, a U.S. Army Corps of Engineers lake. If you buy near the water, the Corps’ rules decide what you can build on it.
The line on the shore
- A shoreline permit conveys no real estate rights or exclusive use.
- Private docks are allowed only on Limited Development shoreline.
- A dock permit is not transferable: a new owner must apply within 14 days or remove the dock within 30.
- New enclosed boathouses are not allowed, and no one may live on a dock.
The marina
The developer’s archived site described “our private marina with boat slips”. We have not seen the association or Corps document that says who owns it or how slips are assigned, so ask the seller and HMS for the slip’s deed, assignment or lease before you rely on one.
